In this video I'm going to go through the pre-approval process with you, so you'll see below the video I have my contact information and my website, so if you want to go to my website you can fill out a mortgage application form and it gets sent over to me and then I'll call you and basically ask any questions that I need answered or I'll give you a pre-approval amount; or, you can give me a call and we can go through the application over the phone or we can schedule a time to meet to discuss your options and the application. So, the information I will need is your Social Insurance Number -- I need this because I need to pull your credit to find out where it's at, I need a 3 year history of your employment and I need to know if it's salary, commission or self-employed. I need to know how much you make, your assets -- so say if you have RRSP's in an account, I need to know the balance in there. Any liabilities, so any debts owing, any debts outstanding and your monthly payments going towards that.., any rental income you may have so any other properties that you own or any other mortgages you have to make payments on, if you have to pay alimony or child support or if it's the opposite situation and you're receiving that income in. Then from there on we will discuss your down payment and where that's coming from and your options with that. Principal Forgiveness: www.reimaverick.com While speaking at the Brookings institute, the director of the FHFA, Edward DeMarco, indicated measures involving principal forgiveness as a way to avoid foreclosure might be implemented within the next couple weeks. This decision for principal forgiveness by the Federal Housing Finance Agency has mainly been prompted by pressure that Freddie Mac and Fannie Mae have been subjected to given the fact that they either own or guarantee 60% of all loans in America. In the past, studies have pointed out that when it comes to effective measures in avoiding foreclosure, principal forgiveness or forgiving mortgage debt wasn't shown to be any more effective than loan modifications. In addition, since Freddie Mac and Fannie Mae have been under government supervision since 2008, principal forgiveness could end up costing taxpayers an excessive amount of money. What has placed principal forgiveness back on the table are incentives provided by the Treasury Department. A recent assessment has shown that Freddie Mac and Fannie Mae could reduce their losses by almost $10 billion if they could get 700000 homeowners to accept principal forgiveness. DeMarco, however, suggested the principal forgiveness would only act on the margin when it comes to the current housing crisis. This is evident by the fact that there a CoreLogic report showed that an estimated 11 million homeowners owe more on their homes than their home's current value. One advantage of being a first time home buyer is you can use $25000 of your RRSP's per borrower to use for your downpayment. You will have to pay back 1/15 per year. Depending on your circumstance, you may be able to borrow your down payment from a line of credit or gifted funds may be available. A cash back mortgage is another option. How it works is, you would receive a cash advance once your loan has been confirmed. There are some cash back products that can offer 5% of the mortgage amount cash back or more. The money you receive from these products may be used for your down payment. But you are subject to higher interest rates. Second Question: Won't my bank give me the best rate? Not so much, banks actually profit from customer loyalty because loyal customers "shop around" the least.
